Six Years in the Making
Life Time purchased the 15-acre site at the southeast corner of Durango Drive and Sunset Road back in 2019 for $14 million. The land had been sitting dormant since the mid-2000s when a bubble-era high-rise project called Sullivan Square was excavated but never built, leaving a 30-foot-deep hole in the ground for years. Life Time had the vision, got county approval, and then the pandemic stalled everything. Construction finally kicked off in earnest in mid-2025 and the three-story facility is now rising across from IKEA in Southwest Las Vegas. The project carries a $29 million construction permit value and is expected to open in the second half of 2026.
This is Life Time’s third Las Vegas Valley location, joining Summerlin and Green Valley in Henderson. Both existing locations carry waitlists, which tells you everything about the demand. Life Time founder and CEO Bahram Akradi has described the Durango location as the perfect third club for this market. Southwest Las Vegas has grown dramatically over the last several years and has been underserved when it comes to premium fitness options. That changes late this year.
This Is Not Your Average Gym
If you have never been to a Life Time, the gym comparison does not do it justice. Life Time calls itself an athletic country club, and that framing is accurate. This is not a Planet Fitness, not a 24 Hour Fitness, and not a boutique studio. It is a full-scale wellness campus where you can work out, take a class, swim laps, play pickleball, recover in the hydrotherapy suite, grab a meal at the café, and get a Botox treatment all in the same visit. The Minnesota-based company operates more than 180 clubs across the U.S. and Canada and has built a loyal following by stacking premium amenities under one membership at a price point that undercuts most of its individual competitors.
Members who have been to the Summerlin location consistently call it the best gym in Las Vegas. Reviews cite the limited crowds during peak hours compared to other gyms in the valley, the quality and variety of equipment, the pool facilities, and the overall atmosphere as the main reasons they keep coming back. The Durango location is being built on the same model with a newly designed outdoor bar area that the other locations do not have.
Everything Inside the Building
The Durango club will span three stories and include dedicated zones for every kind of training and recovery. Here is what is confirmed for the facility based on county filings, Life Time’s official listing, and reporting from the Las Vegas Review-Journal:

Six Indoor Pickleball Courts
Six indoor pickleball courts is not a small detail. Pickleball has exploded across Las Vegas and court access has become one of the most competitive aspects of local rec sports. Dedicated indoor courts at a full-service fitness club, available as part of a standard membership with open play, lessons, leagues, and organized tournaments, is a genuine amenity that no other comparable fitness facility in Southwest Las Vegas currently offers at this scale. If you play or want to learn, this alone is worth paying attention to.
Why Southwest Vegas and Why Now
The location at Durango and Sunset is surrounded by a rapidly growing residential and commercial corridor. UnCommons is right around the corner. IKEA is across the street. The 215 Beltway makes the site easily accessible from Summerlin, Enterprise, Spring Valley, and Henderson. The Southwest Las Vegas zip codes have seen significant population growth in the last several years driven by master-planned communities, new apartment developments, and a younger demographic that prioritizes fitness and wellness as part of their daily lifestyle.
The two existing Life Time locations in Summerlin and Green Valley have both developed waitlists, which is a strong signal that the brand has a loyal and growing base in this market. The Durango location is positioned to capture the large population of Southwest Vegas residents who currently drive to Summerlin or Henderson for a Life Time membership, as well as new members who have been waiting for this location specifically.
Get on the Waitlist Now
Life Time is already accepting waitlist signups for the Durango location and founder memberships at opening are expected to be limited. The waitlist is free to join and gives you the first opportunity to lock in membership before the general public. Given how quickly the Summerlin and Henderson locations filled up, joining early is the smart move. Membership pricing starts around $72 per month for an individual, $122 for couples, and $142 for families, though exact Durango pricing will be confirmed closer to opening. Add-on services like personal training, massage, spa treatments, and injectable services are priced separately on top of the base membership.
