Life Time Fitness Durango Is Coming to Southwest Vegas

A 128,000-square-foot athletic country club is rising at Durango and Sunset. Pickleball, cold plunge, pools, Botox, and 40-plus weekly fitness classes, all under one roof in Southwest Las Vegas. Here is everything you need to know before the doors open.

Six Years in the Making

Life Time purchased the 15-acre site at the southeast corner of Durango Drive and Sunset Road back in 2019 for $14 million. The land had been sitting dormant since the mid-2000s when a bubble-era high-rise project called Sullivan Square was excavated but never built, leaving a 30-foot-deep hole in the ground for years. Life Time had the vision, got county approval, and then the pandemic stalled everything. Construction finally kicked off in earnest in mid-2025 and the three-story facility is now rising across from IKEA in Southwest Las Vegas. The project carries a $29 million construction permit value and is expected to open in the second half of 2026.

This is Life Time’s third Las Vegas Valley location, joining Summerlin and Green Valley in Henderson. Both existing locations carry waitlists, which tells you everything about the demand. Life Time founder and CEO Bahram Akradi has described the Durango location as the perfect third club for this market. Southwest Las Vegas has grown dramatically over the last several years and has been underserved when it comes to premium fitness options. That changes late this year.

This Is Not Your Average Gym

Reviews cite the limited crowds during peak hours compared to other gyms in the valley, the quality and variety of equipment, the pool facilities, and the overall atmosphere as the main reasons they keep coming back. The Durango location is being built on the same model with a newly designed outdoor bar area that the other locations do not have.
